Do I need a new roof? We get asked this question all the time. Usually it is pretty obvious if a customer needs a new roof, but occasionally it’s not so obvious. Since most of the roofs here in Colorado have asphalt shingles, signs of wear and tear can show after several years after installation. Most asphalt shingles are warrantied for a 30 year life, but the reality is that many residential roofs here in Colorado will end up needing to be replaced within 7-10 years.
Colorado experiences severe weather including hail, wind, snow and extreme temperatures from the teens in winter to 100+ degrees in the summer. These “extremes” can wreak havoc on a roofing system and especially the shingle layers.
A damaged roof can lead to leaks and damage to the roof structure itself. It is really important to inspect your roof on an annual basis. Not just for signs of hail and wind damage, but also flashing around chimney’s and wall structures, pipejacks and vents and all other critical components of your roof.
